A home warranty, or commonly referred to as a home service contract, is not the same as homeowners insurance. A standard home warranty is a service contract that protects a resale home buyer against the cost of unexpected repairs or replacement of major systems and appliances that break down due to normal usage. The one-year policy covers items not covered under your standard homeowner’s insurance policy – filling a critical gap in the protection of your home.
It’s common for the Seller to purchase a standard 1 year warranty on behalf of the buyer as part of the contract. These become very useful for older properties and also “not-so-handy” buyers’ peace of mind.
