Energy Audits Now Required
Effective June 1, 2009, a city of Austin ordinance requires homes within the city limits 10 years or older, receive services from Austin Energy and are on the market for sale to have an ECAD (Energy Conservation Audit & Disclosure) completed by a certified auditor prior to the property being closed and sold. A property owner is exempt if the property has had an audit performed in the last 10 years and the owner has a report copy.
The typical cost of an audit ranges from $130 to $200 and is based on the home’s size and number of air conditioners. It is customary the audit be performed and the report be delivered prior to listing being marketed for sale. A standard audit should take less than 2 hours and a report delivered in less than 48 hours.
While some see these as a nuisance, Energy Audits are mandatory and rarely impact the negotiation process. We never get worked up about them and neither do customers.
